Most Whittier luxury homes are located north of Whittier Boulevard. Many are in Friendly Hills. The most expensive estates are located off of Colima Road. You'll find fabulous city light views to downtown LA or Catalina and the ocean (on a clear day). One downside; the roads can be narrow and winding, but they are well maintained. Luxury Home Price Comparison and Property Details

The map marks luxury properties and real estate for sale with little house icons. When you put your cursor on top of it a property details box will pop up. Click on the "View Details" link. This will bring up a page that contains a wealth of information about the selected property that includes much more than the usual beds, baths and square footage.

Below the photo gallery you'll find a chart with some tabs at the top. The default setting is "Details." But the really interesting stuff is hidden beneath the "Market & Analytics" tab. There's a price trends chart and a list of nearby comparable sales.

Whittier Real Estate Professional's Tip: Ignore the posted price "Estimate" and "Estimate Range" for these homes. These estimates are way too low for the Whittier luxury home market where value is determined in large part by views and acreage.

But the "Nearby Comparable Sales" chart is useful for price comparisons. It shows a list of 10 similar local homes that have sold over the past couple of years. The most recent sales will be most relevant. A bank loan appraiser will usually base their valuation on sales that have happened within the last 6 months within a one mile radius. If there aren't enough comparables they will (reluctantly) go further back and make estimates based on relative market strength at that time.
